  • The rental price for winter season is $18 000 / month, the minimum lenght of the rental is 5 months.
    The total rent if rented for the complete season is $90 000 to which is added a $5 000 security deposit. The security deposit will be returned to the tenant assuming that the unit is in the same state at the end as at the moment of arrival.

    Rental period for the winter season from November 15th 2024 until April 20th 2025.

    The property can also be rented on a monthly period (31 days) for $25 000/month. The tenants will have to retain the landlord's cleaning service for the duration of the rental as well as for the end of rental cleaning. The amount allocated to Hydro-Quebec will be deducted from the security deposit.

    DEFAULT OF PAYMENT: If there is a delay in payment, the LESSEE shall be deemed to have unilaterally cancelled the lease without prejudice to the rights of the LESSOR. The LESSOR may then repossess the rented premises forty-eight (48) hours after sending a written notice to that effect by registered mail to the LESSEE and re-let the premises on such terms as the LESSOR shall determine. The LESSEE shall be responsible for any deficit resulting from the rental.

    SECURITY DEPOSIT: The security deposit will be returned to the LESSEE in full, no later than xxx assuming the unit is returned in the same condition as at the time of taking possession.

    FAILURE TO TAKE POSSESSION: If the LESSEE fails to take possession of the rented premises and the rent has not been paid in full, the LESSOR may take possession of the premises immediately and re-let them on such terms as the LESSOR may determine. The LESSEE shall be responsible for any deficit resulting from the rental.

    INSURANCE: The LESSEE shall provide the LESSOR with proof of occupier's tenant's insurance and public liability insurance of a minimum of $2,000,000.00.

    DOMESTIC ANIMALS: Pets will not be tolerated in rented premises. If the LESSEE breaches this rule, he will be liable for any damage caused and is liable to the termination of his lease.

    SMOKING: Smoking is prohibited in the garage, on balconies and inside rented premises. If the TENANT breaches this rule, he will lose the security deposit even if the property has not suffered any damage.

    BUILDING REGULATIONS The tenant must comply with the building regulations. Any violation of the regulations may result in immediate eviction of the premises on simple written notice
    from landlord to tenant.

    HOUSEKEEPING The tenant will retain the landlord's household services at his own expense. A minimum of one household cleaning every two weeks is required as well as an end of rental deep clean.
