    Rental Conditions:
    1. LESSEE shall provide credit references, proof of employment, past two pay stubs, and past lessor reference with the promise to lease, and the promise to lease is conditional on the LESSOR being satisfied with the background check report by CORPIQ.

    2. The acceptance of the promise to lease is conditional upon the LESSOR being able to perform a background check by CORPIQ of the LESSEE within the five (5) days following the acceptance of this promise to lease.

    If the LESSOR is not satisfied with the results of this check, he shall notify the LESSEE in writing within two (2) days following the expiry of the time mentioned above.

    This promise to lease shall become null and void from the time the LESSEE receives this notice. Should the LESSOR fail to notify the LESSEE within the period mentioned above, he shall be deemed to have waived this condition.

    3. The first month's rent, and a deposit of $1000 shall be paid upon signing the lease.

    4. Security Deposit:

    The lessee, at her free will, voluntarily remits an amount of $1000 CAD (one thousand Canadian dollars) as a deposit upon signing the lease, This deposit is refundable provided the lease term finishes and the lessees move out on time, all keys return to the lessor, the entire condo is clean, no any damages in the premises. In the event the lessee breaks the lease, this amount may used as part of the penalty, this deposit cannot be used as a regular monthly payment.

    5. No sublets - short or long-term (NO AIRBNB)
    6. No painting permitted or holes in the walls without the LESSOR's prior agreement (plumbing and wires might be damaged)
    7. The residence shall be returned to the original state prior to leasing. A walk-through at the beginning and end of the lease will be done to verify
    8. LESSEE's insurance and hydro Quebec account open required, proof to be provided at lease signing and before occupancy.
    9. Any repairs of an ordinary nature or maintenance are the responsibility of the LESSEE.
    10. Repairs to appliances, heating, AC and other (other than from LESSEE's misuse) is the responsibility of the LESSOR
    11. This is a NON-smoking property.
    12. Pets are not allowed.
    13. LESSEE is responsible for costs related to moving in and out.
    14. LESSEE is obligated to follow the condo bylaws, he/she shall be responsible for any penalties for violating the rules.
