*If rented FURNISHED, Lessor to supply a detailed inventory list which the lessee will have to sign and acknowledge. A one month security deposit is required at the signing of the lease agreement. Said security deposit shall be returned to the lessee within thirty (30) days following the expiration of the lease agreement following verification of the premises by the Lessor or his representative. The cost of any broken, damaged or missing item(s)shall be deducted from the security deposit.The security deposit does not preclude the Lessor from pursuing the lessee for damages should the cost exceeds the amount of the security deposit. This deposit is considered a second deposit specifically for the furniture included.
REGULATIONS
* Pets - To be discussed with the owner
* No smokers, no marijuana, no shisha, no vaping
* No Airbnb or short term rentals of any kind
* No modification of the premises is permitted
* The Lessee is not authorized to sublet or transfer the lease without the authorization of the owner
* The Lessee must respect the building rules
* At the end of the lease, the tenant will have the property professionally cleaned
* The Lessee must repair or pay for any undue damage to the rental unit or property caused by the wilful or negligent conduct of the Lessee, the Lessee ´s guest or another person who lives in the rental unit
OWNER'S RIGHTS
* The owner increases the rent on an annual basis, according to the specifications of the Régie du logement
* The owner will be allowed to show the property to potential tenants three (3) months before the end of the lease, during normal visiting hours
BEFORE THE SIGNING OF THE LEASE, THE TENANT SHALL PROVIDE:
* A credit check (Equifax) at his expense
* Rent for the first month (deposit), this would be payable to Engel & Voelkers Montreal 'In
