Any request for subleasing or assignment must comply with Article 1870 of the Civil Code of Québec. The Lessor retains the right to refuse such a request for a serious reason, as defined by law. Any unauthorized sublease or assignment shall be deemed a material breach of this lease, subject to immediate termination in accordance with applicable laws.
