1.Candidates must provide a valid credit report, employment letter, proof of income, and any other necessary documents, within 5 days of an accepted offer. Further pre-rental screening may apply, at the LESSOR's entire discretion and satisfaction. A refundable deposit of $60 will be required for application fees, refundable if a lease is signed.
2. The LESSEE must provide proof of Hydro and tenant civil/liability insurance ($2M, valid for the entire lease term) prior to occupancy.
3. The LESSEE must sign and comply with the building's rules and regulations and will be held responsible for any penalties resulting from non-compliance.
4. No pets.
5. Non-smoking property + no consumption/cultivation of cannabis or any other illegal substances.
6. No Airbnb, short-term rentals, or subletting.
7. The LESSEE is responsible for any costs related to lost keys and FOBs.
8. Only tenants whose names are on the lease may reside in the condo.
9. Painting or drilling holes in the walls is prohibited without the owner's consent.
10. During the lease:
a) The LESSEE is responsible for regular maintenance (lightbulbs, smoke detector batteries, etc.)
b) The LESSEE is liable for damages caused by their fault and must report any issues (aside regular maintenance) requiring repairs to avoid additional costs.
c) The LESSOR may enter in case of emergency without notice and with a minimum 24-hour notice for inspections or repairs.
11. At the end of the lease, the LESSEE must return the property in its original condition, including appliances. Except for normal wear and tear, the LESSEE will be held liable for damages or excessive cleaning fees.
12. In case of non-renewal of the lease, the LESSEE must accommodate all visit requests with 24 to 48 hours' notice.
13. Rent payment: via e-transfer at the end of each month.
