    The property benefits from an easement overlooking the river against the buildings below and as a background serving and dominating those adjacent to it. They cannot construct buildings or structures or plant trees that would obstruct the view of the property or that of its neighbors. Sheds or other constructions are prohibited, as are clotheslines. Fences must be perforated and not exceed 4 feet in height. Hedges should not exceed 4 feet in height.
    100: The purchaser herein or any other potential purchaser is permitted to plant trees or shrubs on the facade, which must not exceed ten feet (10 ft) in height and must not obstruct the view of surrounding neighbors.
